4.\x05This Agreement is conditional upon the payment by the Tenant to the Landlord upon the signing hereof of a deposit in the sum of £14364 (fourteen thousand three hundred and sixty four pounds) as security for the performance of the Tenant s obligations hereunder and to the extent that the deposit and any interest received thereon is insufficient to meet the same the Tenant shall remain fully liable for such obligations (provided that without prejudice to the generality of the foregoing the Tenant shall not be absolved from the obligation to pay rent and other outgoings for which he is liable during the tenancy) and the Landlord shall hold the said sum and any interest accrued thereon as trustee for the Tenant which (or the balance thereof) shall be repayable to the Tenant only after the end of the tenancy hereby created and after deduction therefrom of any sums required to compensate the Landlord whether wholly or in part for any breach of obligation on the part of the Tenant.
